Clear advice before any work starts
Bhakkar lies in western Punjab on the eastern side of the Indus, at the edge of the Thal desert. The district — which includes Bhakkar, Darya Khan, Kaloorkot and Mankera — is a land of sandy plains, tube-well and canal-irrigated farms, and crops such as gram (chickpea), wheat and cotton. The climate is semi-arid: summers are extremely hot, winters are cool with chilly nights, rainfall is limited and arrives mostly in the monsoon months, and dust and sand storms are a regular feature of the hot season. That combination is hard on any roof, but especially on the flat concrete and brick-tile roofs that dominate Bhakkar’s houses, shops and rural buildings.
In the Thal, temperature swings between day and night can be large, so roof slabs expand and contract more than in milder climates. Wind carries fine sand that scours coatings and piles up against parapets, trapping water when it finally rains. Heavy monsoon showers then hit roofs that have been cracking and drying for months. Wellcool’s Bhakkar roof waterproofing is designed for exactly this: we repair cracks and drainage, then apply a reinforced, abrasion-resistant membrane, ideally with a reflective finish or heatproofing layer that keeps the top floor cooler through the long summer.
Most leak problems in Bhakkar begin long before the rain. During May and June the sun beats down on bare concrete for hours, and the slab surface becomes far hotter than the air. At night, desert air cools quickly and the slab contracts. Repeated over hundreds of days, this movement creates a network of fine cracks, loosens the screed or brick tiles laid on top, and opens the joint between the slab and the parapet wall. Ordinary paints and cheap bitumen cannot follow this movement; they crack along with the concrete.
Sand adds a second layer of damage. Wind-blown sand acts like fine sandpaper, wearing away thin coatings, while drifts of sand settle in corners and around outlets. When monsoon rain arrives, this sand turns into a heavy, wet layer that blocks drainage and holds water against the slab. In winter, cold nights and occasional rain keep moisture in those same corners, and in some years fog adds to the damp. By the time a stain appears on the ceiling, water has often been entering the slab for a while.
Bhakkar’s buildings range from modern concrete houses to traditional rural homes. Each needs a slightly different approach:
Check your roof and top-floor ceilings for these signs, ideally in spring before the monsoon:
For most homes, we recommend a multi-coat elastomeric membrane reinforced with fabric at every crack, joint and corner. The finished layer is thick enough to resist sand abrasion and flexible enough to follow the slab through desert temperature swings. A white finish reflects much of the solar heat.
Where the roof gets heavy use — commercial buildings, roofs used for drying crops or storing goods — a polyurethane membrane offers higher strength and abrasion resistance. A UV-stable top coat protects it from the intense sun.
Brick-tile roofs can often be saved rather than replaced. We reset or replace broken tiles, fill joints, and either coat the tiles directly with a breathable system or remove the tiles, waterproof the base and relay them. The best option depends on how wet the mud layer underneath is.
For roofs that will receive a new screed or tiles, a flexible cementitious waterproofing coat provides a strong bond and long-term protection under the finished surface.
For metal roofs we seal fasteners, overlaps and ridges, then apply a reflective elastomeric coating. Combined with industrial shed heatproofing, this makes stores and workshops far more usable in summer.
In a desert-edge town like Bhakkar, a roof that keeps water out but still radiates heat into the room only solves half the problem. Because most of the labour in a waterproofing job goes into cleaning, repairs and surface preparation, it makes sense to add heat protection at the same time. Options range from a highly reflective reflective roof coating on top of the membrane to a full roof heat insulation layer with waterproofing above it. A cooler slab also moves less, which protects the waterproofing and reduces future cracking — so the two treatments reinforce each other.

Sand and heat make maintenance especially important in Bhakkar. Sweep sand off the roof regularly, and always after a storm, paying attention to corners and outlets. Do not let sand drifts build up against parapets, because they trap moisture right where the membrane meets the wall. Before the monsoon, pour a bucket of water into each outlet to check it drains freely. Avoid drying crops or storing heavy items directly on the membrane unless it has been designed for that use. Inspect the reflective top coat every couple of years; when it starts looking dull or worn, a fresh top coat restores both heat reflection and protection at a fraction of the cost of a new system.
Many older houses in Bhakkar have roofs made of steel girders (T-irons) with bricks laid between them and mud or concrete on top. When water seeps through, it reaches the steel and causes rust, which expands and cracks the bricks and plaster around it. Left untreated, this can weaken the roof. During inspection we look for rust stains and cracked plaster along girder lines. Waterproofing such a roof early stops the corrosion cycle; where rust is already advanced, we will advise you to have a structural check before waterproofing.
Alongside roof waterproofing, Wellcool provides bathroom waterproofing, water tank waterproofing, underground tank waterproofing, dampness and seepage solutions, wall crack repair and exterior painting designed to resist sun and sand.
Wellcool also covers Mianwali, Khushab, Jhang, Dera Ismail Khan and Kot Addu. See all service areas on the locations page.
Because rain in Bhakkar is concentrated into a limited number of monsoon storms, roofs are often built with very little attention to drainage. Owners reason that it rarely rains, so a nearly flat roof with a single small pipe will do. The problem is that when rain does come, it can come hard, and a roof that cannot shed water in an hour holds it for a day or more. Ponding water is the enemy of every waterproofing material: it softens bitumen, finds pinholes and lets moisture creep under coatings at their edges.
That is why our team measures the slope across the roof before recommending a system. Where water collects, we build up the low areas with a suitable screed, create gentle falls toward the outlets and, where needed, enlarge outlets or add new ones through the parapet. Spouts are extended so water is thrown clear of the wall rather than running down it, which also protects exterior plaster and paint. These small civil improvements often make the difference between a roof that leaks every monsoon and one that stays dry for years.
On many Bhakkar houses, the leak inside is not caused by the open roof at all but by the structures on it. The staircase room (mumty) has its own small roof, often left untreated, and its walls absorb driving rain. The door threshold of the mumty is frequently level with the roof, so water flows straight in. Parapet walls crack along their tops, letting water run down inside the brickwork. Overhead water tanks overflow or seep at their bases. We treat all of these as part of the job: coating the mumty roof, sealing parapet copings, raising or sealing thresholds and waterproofing tank bases — or the tanks themselves through our water tank waterproofing service.

Wind-blown sand slowly wears down thin coatings and, more importantly, blocks outlets and traps water against the roof. That is why we apply membranes at proper thickness and recommend regular sweeping. A well-built system handles sand well as long as drifts are not allowed to sit for long periods.
Yes. Depending on the condition of the mud layer, we either repair and coat the tiles with a suitable system or lift the tiles, waterproof the base and relay them. We check how wet and heavy the mud layer is during inspection before recommending the approach.
Yes, we serve the wider district including Darya Khan, Kaloorkot, Mankera and rural areas. For farm buildings and homes outside the city, share your location and photos and we will plan a visit.
A reflective white membrane reduces the heat absorbed by the slab, which most homeowners notice in the top floor. For a bigger difference we can add insulation beneath the waterproofing. We will explain the options and their effect during the inspection.
Late winter through spring is ideal, giving coatings time to cure before the monsoon. Work in peak summer is possible but is scheduled for early mornings so materials are not applied to a scorching surface. Urgent leak repairs can be handled when needed.
Rust stains mean water is reaching the steel. The sooner the roof is waterproofed, the sooner corrosion stops. If the rust looks severe or bricks are cracking, get a structural check first; we will tell you honestly if we think one is needed.
