Factories in Pakistan face a difficult equation every summer. Production halls are large, roofs are vast and exposed, and machinery already adds significant heat inside. When the roof absorbs solar heat on top of this, indoor temperatures rise sharply, workers suffer, and many processes become harder to control. Textile spinning and weaving depend on stable temperature and humidity; food and beverage units need to protect raw materials and packaging; pharmaceutical and electronics facilities often require controlled environments. In all of these, the roof is one of the largest and most controllable sources of unwanted heat. Factory roof heat insulation reduces this heat at its source.
Wellcool works with factory owners, plant engineers and maintenance teams to design insulation systems that suit each building. On RCC roofs we install insulation boards under protective screeds or apply sprayed foam with reflective top coats. On metal roofs we use under-deck insulation, sprayed foam or insulated overlay systems. Projects are planned in phases around production schedules, with attention to safety, rooftop equipment, drainage and future maintenance access.
A factory roof can cover tens of thousands of square feet, often with no ceiling beneath it. Every square foot absorbs sunlight for hours each day, and the total heat entering through such a large area is enormous. Unlike a house, where people can move to a cooler room, workers in a production hall must stay at their stations. Machines such as looms, ovens, compressors, injection moulding units and boilers already produce heat, so the roof load is added on top of an already demanding environment. If the factory uses air conditioning or evaporative cooling, the roof heat directly increases the size and running cost of that equipment.
Insulating the roof is one of the most effective ways to reduce this burden. By slowing heat flow through the roof, insulation reduces the peak heat load during the hottest hours and helps keep conditions inside more stable throughout the day.
Plant managers often notice these issues:
Systems selected for roof type, use and conditions.
Phased work around shifts and shutdowns.
Controlled access on large and fragile roofs.
Regular updates for management and maintenance teams.
For concrete factory roofs, rigid insulation boards are laid over a waterproofed slab and protected with a sloped screed or concrete pavers. This provides durable, walkable insulation that can support maintenance traffic to rooftop equipment. A reflective top coat can be added for extra heat reduction.
Spray foam creates a seamless insulating and waterproofing layer on both concrete and metal roofs, sealing around penetrations, ducts and equipment bases. It is finished with a UV-protective reflective coating. This system is fast to install over large areas and adds little weight.
On steel roofs, insulation can be installed beneath the sheets on purlins or with suspended systems. Foil-faced and faced insulation materials reduce radiant heat and condensation. This method keeps the roof top unchanged and is suitable where external work is restricted.
For metal roofs nearing the end of their life, an insulated over-roof system with a new outer sheet can be considered. This adds a thermal layer and a fresh weather skin in one project, reducing both heat and leakage problems. We advise when this is more sensible than coating or under-deck work.
Whatever insulation is used, a reflective top surface reduces the heat reaching the insulation in the first place. For many factory roofs, the best results come from combining insulation with a high-reflectance coating. Learn more on our reflective roof coating page.

Textile spinning, weaving, knitting and garment units are among the largest industrial users of roof space in Pakistan, particularly in Faisalabad, Lahore, Multan and Sialkot. Many of these processes depend on controlled temperature and humidity for yarn quality and machine efficiency, and halls often run humidification and cooling plants around the clock. Roof heat makes these systems work harder. Insulating the roof helps stabilise conditions so that the plant can maintain targets more easily during summer peaks, while creating a better environment for operators on long shifts.
Food processing, beverage and pharmaceutical facilities must protect raw materials, packaging and finished products from heat. Excess heat can soften packaging, affect ingredients and increase the load on cold rooms located inside the main building. Warehouses storing goods for these industries face similar challenges. Roof insulation reduces heat gain into these spaces and supports compliance with storage requirements set by the business or its customers.
Insulation must stay dry to work. Before installing any system, we identify and repair roof leaks, failed joints, damaged sheets, blocked drains and gutters. On concrete roofs we apply a reliable waterproof membrane beneath insulation boards. On metal roofs we seal fasteners and overlaps. Insulating over an active leak would trap water, damage the insulation and hide the problem until it becomes much worse, so this step is never skipped.
Factory roofs often carry exhaust fans, ventilators, ducts, chiller units, cooling towers, solar arrays and cable trays. Each penetration through the roof is a potential leak and heat bridge. Our installation plans include proper upstands, flashings and sealing around these elements, and protected walkways so maintenance staff can reach equipment without damaging insulation.
Factory insulation is project-specific. After a detailed survey, we provide a written proposal. Key cost factors include:

Extreme heat inside a factory is not just uncomfortable; it is a health and safety concern. Heat stress can lead to fatigue, dehydration, dizziness and, in severe cases, heat exhaustion or heatstroke. It also increases the risk of mistakes and accidents. While insulation is not a substitute for proper ventilation, water and rest breaks, it reduces one of the major heat sources. A cooler workplace supports better concentration, fewer heat-related incidents and more consistent output during summer months.
Large factories cannot stop for a roof project. We divide the roof into zones, coordinate with production planning and maintenance teams, and schedule work during lower-activity periods, weekends or planned shutdowns where possible. Materials are staged to avoid blocking loading areas, and work zones are clearly marked. Daily coordination keeps management informed of progress and next steps.
Insulation materials differ in their reaction to fire. In factories handling flammable materials or with strict insurance requirements, material choice must be discussed with your safety team. Some systems use protective coverings, screeds or facings that improve fire performance. We share product information so your engineers and insurers can review the proposed system before installation.
An insulated roof should be inspected at least once a year and after major storms. Check drains and gutters, look for damage around equipment, and repair any punctures in coatings or membranes quickly. Restrict unnecessary foot traffic to marked walkways. With a simple maintenance plan, factory roof insulation can protect your building and operations for many years.

Engineers often think of a factory’s heat load in terms of machines, lighting and people, but the roof can be one of the largest single contributors during summer afternoons. Solar energy falling on a large roof is converted to heat and conducted inward through concrete or radiated downward from hot metal sheets. Because this heat arrives at the same time as peak outdoor temperatures and peak production, it pushes cooling systems to their limit exactly when they are least efficient. Reducing roof heat gain therefore lowers the peak load on chillers, air handling units and evaporative coolers, helping them maintain stable conditions. In some cases this can allow existing equipment to cope during extreme heat without the need for additional capacity.
Many factories have mezzanine levels, quality control labs, offices or canteen areas located near the roof. These spaces often suffer the most from roof heat because hot air rises and accumulates under the roof. Insulating the roof above these areas, or providing local insulated ceilings, makes them more usable and reduces the cooling needed. We can prioritise these zones in the first phase of a project to deliver quick improvements for staff working there.
Some factory clients like to measure the effect of insulation. Simple steps such as recording roof surface temperatures with an infrared thermometer, logging indoor temperatures at fixed points and comparing cooling equipment run times before and after can give useful insight. We are happy to coordinate with your engineering team to identify measurement points before work begins, so the comparison is fair and meaningful.

Wherever your plant is located within our service region, contact us to arrange a site visit.
Many older factories already have some form of roof insulation, such as glass wool under sheets or thermocol under screeds, installed years ago. Over time, this insulation can become wet, compressed, torn or partly missing, especially where roofs have leaked. Damaged insulation may hold moisture, encourage corrosion of sheets and purlins, and drip onto production areas. During our survey we check the condition of existing insulation and advise whether it can be repaired, supplemented or should be removed and replaced. Replacing failed insulation alongside leak repairs restores both thermal performance and a dry, safe roof.
Your in-house maintenance team knows the building best: where leaks appear, which areas overheat and which equipment needs regular roof access. We involve them from the first survey, share our plans and agree on walkways, isolation of equipment and handover procedures, so the finished insulation is easy to look after.
Every Wellcool customer receives the same complete service — from the first inspection to the final check. No shortcuts, no half-finished work.

It is the installation of insulating layers on or under factory roofs to reduce the heat entering production halls and warehouses. Systems include insulation boards under screed, sprayed foam with reflective coatings, under-deck insulation on metal roofs and insulated over-roof systems.
Yes. We plan work in phases, coordinate with production and maintenance teams, and schedule around shifts and shutdowns. Most of our work happens on the roof, minimising disruption inside the plant.
It depends on roof condition and requirements. Options include under-deck insulation, sprayed foam with a reflective coat, or an insulated over-roof system. We recommend the best option after surveying the roof.
Insulation reduces the heat entering through the roof, which lowers the load on cooling systems. The actual effect depends on building design, process heat and how cooling is used, so we avoid promising fixed savings without detailed information.
Always. Insulation must stay dry, so leaks, damaged sheets, failed joints and blocked drains are repaired before installation. Insulating over leaks would cause serious problems later.
Yes. Under-deck insulation with an appropriate facing or sprayed foam keeps roof undersides warmer, reducing condensation that can drip onto products and machinery in cold weather.
