Treatments that work together
Waterproofing plus heat reduction
A home in Pakistan has to cope with some of the harshest conditions any building can face. The roof bakes under 45–50°C summers, monsoon storms test every crack, ground moisture rises into walls, bathrooms leak into rooms below, and outside walls fade, crack and grow algae. Most homeowners deal with these problems one at a time, often after damage appears: a plumber for one leak, a painter for a damp wall, a roofer for the monsoon drip. The result is a patchwork of repairs that do not work together and a house that never quite stays dry, cool or crack-free. Wellcool offers a different approach. Our residential building protection service looks at your whole house as one system and protects it with a coordinated plan, for owners of new homes, older houses, villas, farmhouses and apartments in Lahore, Islamabad, Rawalpindi, Faisalabad, Multan, Gujranwala, Sialkot, Peshawar and across Punjab and KPK.
We begin with a whole-house survey covering the roof, parapets, water tanks, bathrooms and kitchens, exterior walls, boundary walls, plinth and basement where present. Then we prepare a prioritised plan: what needs fixing urgently, what should be protected before the next monsoon or summer, and what can be planned for later. Each treatment, from roof waterproofing and heatproofing to damp-proofing, crack repair and façade coating, is chosen to work with the others, so your home is protected from top to bottom.
Heat is the first threat. Flat RCC roofs absorb huge amounts of solar energy, making top floors uncomfortable, raising electricity bills and causing the thermal movement that cracks slabs and walls. Rain is the second: monsoon downpours exploit cracks, failed waterproofing, blocked drains and open joints, causing leaks and damp. Ground moisture rises into ground-floor walls through missing or failed damp-proof courses, especially in areas with a high water table.
Plumbing and wet areas are the fourth threat: bathrooms, kitchens and water tanks without proper waterproofing leak into ceilings and walls. Structural movement from settlement, heat and minor earthquakes cracks plaster and masonry. And weathering from UV, dust and pollution breaks down paint and plaster on exterior walls. A good protection plan addresses all of these together rather than one at a time.
Your home will benefit from a complete protection plan if you notice several of these:
We look at how roof, walls, plumbing and ground moisture interact.
Urgent repairs first, then planned protection within your budget.
Materials that work together instead of patchwork fixes.
Roof, walls and wet areas handled by one coordinated team.
The roof is protected first: cracks and drains repaired, failed layers removed if needed, and a waterproof membrane installed with reinforced details at parapets, tanks and penetrations. See roof waterproofing.
A heat-reflective coating or insulation system lowers roof temperature, keeping top-floor rooms cooler and reducing the thermal movement that causes cracking. Many systems combine waterproofing and heat reflection. See roof heatproofing.
Leaking bathrooms are one of the biggest causes of damp in Pakistani homes. We waterproof floors and lower walls under tiles, seal drains and pipe entries, and fix plumbing leaks.
Rising damp is treated with chemical DPC injection and salt-resistant renders; side seepage with negative-side coatings; and condensation with ventilation advice. See dampness & seepage solutions.
Plaster and masonry cracks are diagnosed and repaired with flexible fillers, mesh reinforcement, injection or stitching depending on their cause. See wall crack repair.
Façades and boundary walls are cleaned, repaired and coated with water-repellent or elastomeric systems, with sills, parapets and copings detailed to shed water. See exterior wall protection.
Overhead and underground tanks are cleaned, repaired and lined with potable-water-safe waterproof coatings to stop leaks and keep water clean.
Roof, walls, wet areas, tanks and plinth inspected.
Urgent, seasonal and long-term work listed clearly.
Scope and systems for each area set out in writing.
Work timed around weather and your family’s routine.
Each area treated by trained teams with compatible materials.
Final walk-through and maintenance advice.
Because every home is different, the cost of a protection plan depends entirely on the house and its condition. A new house may only need roof heatproofing and wet-area waterproofing, while an older home may need damp treatment, crack repair and waterproofing renewal as well. Wellcool surveys your home and provides a written, itemised quote so you can decide what to do now and what to plan for later. Main cost factors:

The best time to protect a home is while it is being built. During construction, roof waterproofing and insulation can be integrated into the slab finishing, bathrooms can be waterproofed before tiling, a proper damp-proof course can be placed at plinth level, mesh can be fixed at column-brick junctions before plastering and water tanks can be lined before first use. Doing this at the start costs far less than fixing problems later. If you are building, contact us before the roof screed and bathroom tiling stages.
Older homes often have layers of past repairs, mud roofs with failed polythene, no damp-proof course and bathrooms without waterproofing. Our survey identifies which problems are causing the most damage and sets a sensible order: stop water entry from the roof and wet areas first, then treat damp and cracks, and finally protect and refinish the exterior. Spreading the work over a dry season, or even two years, keeps the cost manageable while steadily improving the home.
Apartment owners face particular challenges: leaks from the flat above, shared roofs and external walls, and limited access. We can treat issues within your own unit, such as bathroom waterproofing, damp walls and cracks, and we can work with building management on shared roofs and façades. For top-floor flats, roof heatproofing makes a dramatic difference to comfort.
Timing matters. Roof waterproofing and heatproofing are best done between March and June, before the monsoon and the hottest weeks. Exterior coatings suit spring and autumn when walls are dry and temperatures moderate. Damp treatment often works best after the monsoon, when you can see the full extent of the problem and walls can dry through winter. Interior work like bathroom waterproofing can be done year-round. We help you plan your protection around these seasons.
When protection is planned as a whole, each treatment supports the others. Heatproofing the roof reduces cracks in walls below; fixing bathroom leaks stops damp in neighbouring rooms; sealing the façade prevents interior damp from rain; and treating rising damp lets interior paint finally last. You avoid paying twice for repairs that fail because a related problem was ignored, and you deal with one team that understands your entire home.

Many newer homes in Lahore, Islamabad and Rawalpindi include basements for parking, storage or living space. Basements sit in damp soil and, during the monsoon, may face water pressure from a rising water table. Without proper waterproofing, they suffer from seepage, musty air, mould and damaged finishes. As part of a home protection plan, we assess basement walls and floors and recommend crystalline, cementitious or injection systems, along with drainage improvements around the house. Ground-floor rooms in older homes receive damp-proof course treatment where rising damp is present. For more detail, see basement waterproofing.
Terraces and balconies above bedrooms and drawing rooms are common leak points in Pakistani homes. Tiles crack, grout washes out and slopes direct water toward door thresholds rather than drains. Car porch roofs often have poor drainage and leak onto the parking area. We include these surfaces in the survey and protect them with waterproof membranes under tiles, re-sloping where needed and sealing thresholds and drains. See terrace & balcony waterproofing.
Building protection is about more than saving the structure. A dry home has fewer mould spores and dust mites, which matters for children, elderly parents and anyone with allergies or asthma. A cooler top floor means better sleep in summer and lower electricity bills. Walls that hold paint, ceilings without stains and a façade that stays clean make the house more pleasant to live in and more valuable when the time comes to sell or rent it.
Once your home is protected, simple care keeps it that way. Clear roof drains before the monsoon, fit float valves on tanks, have new cable and solar holes sealed, fix plumbing drips promptly and wash down exterior walls occasionally. Many homeowners combine their protection plan with our yearly roof maintenance service, which includes inspection, cleaning and small repairs so the protection keeps working season after season.
Farmhouses on the outskirts of Lahore and Islamabad, and large villas in housing societies, often have extensive roofs, multiple terraces, long boundary walls, swimming pools and staff quarters. These properties may be used only part of the year, so problems can go unnoticed for months. We survey all structures on the property, prioritise the main residence and its roof, and set up a maintenance schedule so leaks, damp and cracks are caught even when the owners are away.

No. After the survey we prioritise the work. Urgent problems such as active leaks are done first, while other areas can be scheduled over the following seasons. This lets you protect your home step by step within your budget.
Yes. Waterproofing roofs and bathrooms, installing a proper damp-proof course and adding mesh at junctions during construction costs much less and works better than fixing problems later. Contact us before the roof finishing and tiling stages.
Yes. Most of our work is done in occupied homes. We plan work area by area, protect furniture, keep the site tidy and coordinate timings with your family to minimise disruption.
Heat-reflective coatings and insulation reduce the heat absorbed by the roof slab, which lowers top-floor temperatures and can reduce air conditioning load. The amount of improvement depends on the house, but most families notice a clear difference in summer.
