Acrylic, PU, epoxy, cementitious
Measured coverage, not thin paint
Chosen for heat, UV and monsoon
Concrete, plaster, brick and steel all look tough, but in Pakistan’s climate they are under constant attack. Ultraviolet radiation, roof temperatures above 65°C, monsoon downpours, dust, smog, chemicals in industrial areas and the daily expansion and contraction of materials gradually break them down. A protective coating is a thin but engineered layer that stands between the structure and these forces. It can make a surface waterproof, reflect solar heat, resist chemicals and abrasion, block carbonation in concrete or stop rust on steel. However, a coating is only as good as its application. Poor surface preparation, wrong product choice, thin application or applying in the wrong weather are the main reasons coatings peel, blister or fail in a single season. Wellcool specialises in protective coating application for homes, plazas, schools, hospitals, warehouses and factories across Punjab, KPK and Islamabad.
We match the coating to the surface and the problem, prepare the substrate properly, apply the system at the specified thickness in the right number of coats, and allow full curing before the area is used. Whether you need a waterproof membrane on a roof, a heat-reflective coat to cool a top floor, an anti-carbonation coat on exposed concrete, a food-safe lining for a water tank or a hard-wearing epoxy floor in a factory, our team delivers a finish designed to last.
Acrylic elastomeric coatings are water-based, flexible coatings for roofs and exterior walls. They bridge hairline cracks, resist UV and are available in white and light colours that reflect sunlight. Polyurethane (PU) coatings are tougher and more elastic, suited to roofs with foot traffic, terraces and areas with more movement. Cementitious coatings, often two-component polymer-cement systems, bond strongly to concrete and are used in water tanks, bathrooms, basements and under tiles.
Epoxy coatings give hard, chemical-resistant surfaces for factory floors, warehouses, labs and parking areas, and food-grade epoxies are used to line water tanks. Anti-carbonation coatings protect exposed concrete from carbon dioxide and moisture to delay rebar corrosion. Heat-reflective (cool roof) coatings contain special pigments and ceramic fillers that reflect a large share of solar radiation, lowering roof surface temperatures. Anti-rust and metal coatings protect steel sheds, structures and railings. Each has its strengths, and choosing correctly is the first step to success.
Consider a professional coating when you see:
We select the system based on surface, exposure and use, not one product for everything.
Grinding, cleaning, repairing and priming before any coating goes on.
Coverage controlled so the film is thick enough to protect.
Application timed to avoid rain, dew and peak heat.
We test the substrate for soundness, moisture content, contamination and previous coatings. A coating applied to a damp, dusty, oily or weak surface will fail, so this step determines what preparation is needed.
Depending on the surface, we use wire brushing, grinding, scraping, high-pressure washing or shot-blasting to remove laitance, loose material, old coatings and contamination, and to create a profile the coating can grip.
Cracks are sealed, holes and spalls repaired with polymer mortar, sharp corners rounded and fillets formed at junctions. Drains, joints and penetrations are reinforced with fabric and extra coating, since these are the points of highest stress.
The correct primer is applied to seal porous substrates, improve adhesion and prevent pinholes. Skipping the primer is one of the most common shortcuts in the market and one of the most common causes of peeling.
The protective coating is applied by roller, brush or spray in the specified number of coats, usually at right angles to each other for even coverage. We control coverage per square metre and check wet film thickness so the final dry film is thick enough to do its job.
Each coat is allowed to dry before the next, and the finished system is protected from foot traffic, water and dust until fully cured. Tanks are flushed before refilling, and floors are opened to traffic only after the recommended curing time.

Coating prices vary considerably with the system chosen and the condition of the surface. Wellcool inspects first and provides a written quote that specifies the product type, number of coats and preparation work. The main cost factors are:

Most coating failures in Pakistan come down to a handful of causes. Coatings applied over dust or old flaking paint lose adhesion. Coatings applied too thin wear through or crack within a season. Water-based products applied on a damp surface or just before rain wash out or blister. Rigid coatings used on moving surfaces crack, and products not designed for UV chalk and fade on roofs. Our process addresses each of these: proper preparation, measured coverage, correct product selection and weather-aware scheduling.
Water tanks need coatings that are not only waterproof but safe for drinking water. We use non-toxic, potable-water-approved cementitious or epoxy linings, applied after thorough cleaning and repair of the tank walls and floor. The tank is cured and flushed before refilling. For full details, see water tank waterproofing and underground water tank waterproofing.
Factories, warehouses, cold stores and workshops need floors that resist forklift traffic, oil, chemicals and constant cleaning. Epoxy and PU floor coatings create a seamless, dust-free surface that is easy to clean and improves lighting by reflecting more light. We grind the concrete, repair cracks and joints and apply primer, body and top coats suited to the load and exposure. Exposed RCC structures such as beams, columns and water towers are protected with anti-carbonation coatings to slow corrosion of the reinforcement.
On Pakistani roofs, a white or light reflective coating can cut surface temperatures significantly compared with a bare concrete or dark surface. Less heat entering the slab means cooler top-floor rooms, less load on air conditioners and less thermal movement that causes cracks. Many of our roof coatings combine waterproofing and heat reflection in one system. Learn more on our heat-resistant roof coating and reflective roof coating pages.
Steel roof sheets, trusses, staircases, railings and water tank stands rust quickly in humid monsoon months and in industrial air. We clean off rust and mill scale by wire brushing or grinding, apply a zinc-rich or rust-inhibiting primer, then finish with a weather-resistant top coat. For metal roof sheets, reflective coatings also lower the heat inside the shed, which is valuable for warehouses and factories in the hot plains of Punjab.
Protective coatings come in a range of finishes from matt to gloss and in many colours. On roofs, white and light grey are best for heat reflection. On exterior walls, you can match your building’s colour scheme while still getting elastomeric protection. On floors, colours can be used to mark walkways, parking bays and work zones. We help you choose a finish that looks good and performs well in your conditions.

Inside the building, the wettest areas need protection that tiles alone cannot provide. Tile grout is porous and cracks over time, letting water reach the screed and slab beneath. Before tiling bathrooms, kitchens, laundry areas and wudu spaces, we apply a flexible polymer-cement waterproof coating across the floor and up the walls, with reinforcing tape at corners, floor drains and pipe entries. This hidden layer stops leaks into rooms below and damp in adjoining walls. See bathroom & washroom waterproofing for more.
Good coating work is checked at every stage, not just at the end. Before coating, we confirm the surface is dry, clean and sound. During application, we measure the quantity of material used against the area covered, check wet film thickness with a gauge and inspect for missed spots, pinholes and thin areas at edges. Between coats, we check that the previous coat has dried properly. On roofs and terraces, details such as drains, fillets and upstands receive an extra reinforced layer. Before handover, we walk the area with you and touch up anything that does not meet the standard.
Protective coatings last longest with gentle care. Keep coated roofs clean and drains clear, since dirt reduces reflectivity and holds moisture. Avoid dragging sharp or heavy objects across coated surfaces and do not drill through coatings without resealing. Wash epoxy floors with neutral cleaners rather than harsh acids. Inspect coated areas once a year, ideally before the monsoon, and repair small damage promptly. A maintenance top coat every few years, applied over a clean and sound existing coating, can extend the life of the system considerably.
Open parking decks and ramps on plazas and apartment buildings are exposed to rain, vehicle oil, tyre abrasion and heat, and water leaking through them damages the shops or flats below. We apply traffic-grade polyurethane or epoxy deck coatings with anti-skid aggregate on ramps, sealing joints and drains so the deck is waterproof, safer to drive on and easier to clean.

It depends on the roof surface, foot traffic, budget and whether you also want heat reduction. Acrylic elastomeric coatings suit most house roofs and reflect heat; polyurethane suits roofs with more movement or traffic; cementitious systems are used under tiles. We recommend the system after inspection.
Only if the old layer is firmly bonded and compatible. Loose, peeling, chalky or bitumen-based coatings usually need to be removed first, otherwise the new coating fails along with the old one. Our surface test tells us whether removal is needed.
Most protective systems need a primer plus at least two coats to reach the specified thickness and to cover pinholes. Some heavy-duty systems need more. The number of coats and coverage are stated in our quote so you know what you are getting.
Drying and curing times depend on the product and weather. Light foot traffic may be possible within a day for some coatings, while epoxy floors and tank linings need longer before full use. We give you clear guidance for your specific system.
For drinking water tanks we use coatings designed for potable water contact, applied and cured according to the manufacturer’s instructions, and we flush the tank before it is refilled.
Yes, but timing matters. We avoid applying coatings on very hot surfaces at midday, work in the morning and evening, and follow product limits for temperature. Heat-reflective coatings are in fact best applied before or early in summer.
Yes. We apply roof, wall, floor and steel coatings for industrial and commercial buildings across Punjab, KPK and Islamabad, planning work in phases to minimise disruption.
