Heat-Resistant Roof Coating Services in Pakistan – Wellcool

Ordinary paints and cheap white washes are not made for Pakistani rooftops. When a roof surface reaches 60–70°C in June, low-grade products soften, chalk and crack, and within a single season most of their whiteness and reflectivity is gone. A proper heat-resistant roof coating is designed for exactly these conditions. It uses UV-stable acrylic or elastomeric resins and reflective pigments that keep their colour, flexibility and bond to the concrete even after months of intense sun. The coating forms a continuous seamless skin over the roof, so there are no joints for heat or water to exploit, and it stretches with the slab as it expands in the day and shrinks at night.

Wellcool specialises in applying these coatings correctly. That means surface preparation, crack treatment, the right primer and the correct number of coats to reach a film thick enough to perform. Whether you have a new house in Lahore, an older roof in Multan or a commercial building in Islamabad, we recommend a coating system that suits your roof and explain clearly how it will be applied.

What Makes a Roof Coating Heat-Resistant?

A heat-resistant roof coating has to do several jobs at once. First, it must survive high surface temperatures without softening, blistering or becoming sticky. Second, it must resist ultraviolet radiation, which breaks down weak binders and causes chalking. Third, it must stay elastic, because a concrete slab can move noticeably between a 70°C afternoon and a 30°C night; a brittle coating cracks along with the slab. Finally, it should be light-coloured and reflective so that it keeps the roof cooler rather than simply surviving the heat.

Quality coatings achieve this through acrylic or elastomeric polymer binders, UV-stable pigments such as titanium dioxide, and fillers that add body without making the film brittle. Some systems also include fibres or a reinforcing mesh at cracks and joints. The result is a film that remains white, flexible and well bonded for years when applied properly.

Heat-Resistant Coating vs Ordinary White Paint

Many homeowners try to save money with ordinary exterior emulsion or lime. The difference shows within a summer. Ordinary paint is thin, often only a fraction of the dry film thickness of a roof coating, and it is not designed to stretch. It develops a network of fine cracks, absorbs dust and turns grey, and water starts to seep through those cracks during the monsoon. A heat-resistant coating is applied much thicker, remains elastic, sheds dirt more readily and also resists water. Over a few years, a proper coating usually works out better value because it does not need repainting every season.

Types of Heat-Resistant Roof Coatings We Apply

1. Elastomeric Acrylic Coatings

The most versatile choice for Pakistani concrete roofs. Elastomeric acrylics are water-based, easy to apply and highly flexible once cured. They bridge hairline cracks, reflect sunlight well when white and also provide good water resistance. They suit most residential and commercial flat roofs.

2. Polyurethane-Based Coatings

Where a tougher, more abrasion-resistant film is needed, for example on roofs with regular foot traffic, polyurethane-based systems can be used. They form a strong, seamless membrane and are often finished with a UV-stable reflective top coat to keep temperatures down.

3. Cementitious Heat-Reflective Coatings

Polymer-modified cement coatings bond well to concrete and can be useful on surfaces that will later be tiled or where a breathable layer is preferred. They are typically combined with a reflective top coat for better heat performance.

4. Coatings for Metal Roof Sheets

Metal roofs need coatings with strong adhesion to steel, rust-inhibiting primers and enough flexibility to handle very high thermal movement. These systems are used on sheds, factories and warehouses – see industrial shed heatproofing.

6. Inspect & Cure

Check coverage and let the system cure properly.

Why Surface Preparation Decides Coating Life

The most expensive coating in the market will fail if it is applied over dust, algae or a weak old layer. In our experience, most coating failures in Pakistan are preparation failures. Wind-blown dust settles on rooftops daily, old lime and emulsion turn powdery, and monsoon dampness leaves algae in corners. We scrape away loose material, clean thoroughly, allow the roof to dry, and then prime so that the coating grips the concrete itself. Parapet junctions, drain outlets and pipe penetrations get extra attention because that is where movement and water concentrate.

Heat-Resistant Roof Coating Cost in Pakistan

We give a quotation only after inspecting the roof, because conditions vary greatly from one building to another. The cost mainly depends on:

How Weather Affects Coating Application

Coatings need the right conditions to cure. We avoid applying on wet surfaces or when rain is expected, because water can wash away fresh coating or prevent proper bonding. In peak summer we prefer early morning work, since a roof that is already scorching can make the coating dry too fast on top and trap solvent or water underneath. Dusty, windy days are also avoided where possible. Planning the job between February and April, or after the monsoon in October and November, gives the best results in most of Punjab and KPK.

Maintaining Your Heat-Resistant Coating

Keep the roof clean of dust, leaves and debris, especially before summer, so the white finish keeps reflecting. Ensure drains are not blocked to avoid standing water. Do not fix new antennas, solar stands or AC brackets by drilling through the coating without resealing. Inspect the roof after each monsoon, and if you see a damaged spot, have it patched early. Over time a maintenance top coat can refresh reflectivity without removing the full system.

Related Services

A heat-resistant coating is often part of a wider plan. See roof heatproofing for complete systems, reflective roof coating for high-reflectance finishes, and roof heat insulation for added thermal resistance. If your roof also leaks, explore roof waterproofing and protective coating application. For an older roof with failed layers, see old waterproofing removal and renewal.

Understanding Reflectance and Emittance

Two technical properties explain why a good coating keeps a roof cooler. Solar reflectance is the share of sunlight that the surface bounces away instead of absorbing. Fresh white elastomeric coatings reflect a large portion of incoming sunlight, while grey concrete reflects far less. Thermal emittance is the ability of the surface to release the heat it has absorbed back into the sky, rather than pushing it downward into the slab. Coatings with both high reflectance and high emittance stay much cooler in the afternoon sun. Together these properties are sometimes combined into a Solar Reflectance Index (SRI). You do not need to memorise the numbers, but it helps to know that colour alone is not the whole story: a white paint that chalks and collects dust quickly loses reflectance, which is why binder quality and dirt resistance matter as much as the initial whiteness of the product.

Where Heat-Resistant Coatings Work Best

Heat-resistant coatings are particularly effective on exposed flat RCC roofs of houses and apartment blocks, where the ceiling of the top floor is directly under the slab. They are also well suited to roof slabs of shops and plazas, school buildings, clinics and mosques, where large ceiling areas collect heat. On sloped concrete roofs and domes, the seamless film follows curves without joints. On rooftop water tanks, a reflective coating can keep stored water cooler, and on boundary walls or parapets facing west it reduces heat build-up that radiates into adjoining rooms. Where very high insulation is required, for example for cold storage or rooms directly used as offices under the roof, we may combine the coating with an insulation layer.

Coating Problems We Commonly Fix

Many of our jobs start with a failed previous coating. Typical issues include blistering where moisture was trapped under the film, peeling along parapet edges where the coating was never properly terminated, cracks that reopened because no reinforcement was used, and patches where foot traffic or water tanks wore the coating through. Some roofs have several incompatible layers – bitumen, lime, emulsion and coating – stacked on top of each other. We identify the cause, remove what will not hold, repair the substrate and then rebuild the system properly, so the new coating does not repeat the same failure after one summer.

Questions to Ask Before Choosing a Coating

Before you hire anyone to coat your roof, ask a few simple questions. Which exact product and system will be applied, and how many coats? Will the old surface be cleaned and primed, or will the coating go straight on? How will cracks, parapet joints and drain outlets be treated? Is the coating suitable for standing water, foot traffic or metal, depending on your roof? What weather conditions will the work be done in, and how long should the roof be left to cure? A reliable contractor will answer clearly and show you the materials on site. At Wellcool we encourage these questions, because an informed client understands why preparation and thickness matter, and that understanding is the best protection against cheap shortcuts that fail within a season. Ask us anything during the inspection visit.

Coating New Roofs vs Existing Roofs

On a newly cast roof, the concrete must be allowed to cure and dry before coating, otherwise trapped moisture can cause blisters. New roofs are a great opportunity to get drainage slopes, parapet fillets and drain outlets right, so the coating performs better for longer. On existing roofs, the focus shifts to assessing what is already there, removing weak layers and repairing years of cracks and patchwork. Both situations can achieve excellent results; they simply need different preparation, which we plan during the inspection.

FREQUENTLY ASKED QUESTIONS

Add Your Heading Text Here

It is a thick, flexible coating applied to the roof that withstands high temperatures and UV radiation without cracking or chalking. Most are white and reflective, so they also reduce the heat absorbed by the roof. Quality systems bond strongly to concrete and also provide water resistance.

A heat-resistant coating is one method of heatproofing. Heatproofing can also include insulation layers, screeds or combined waterproofing systems. For many houses, a good reflective heat-resistant coating is enough, while others benefit from added insulation. We recommend the right approach after inspecting your roof.

Usually a primer followed by at least two coats of the heat-resistant product, applied in crossing directions. The aim is to achieve the film thickness recommended for the system. One thin coat is never enough to give lasting heat and water protection on a Pakistani roof.

Only if the old layer is sound and well bonded. Chalky, peeling or loose coatings must be removed first, otherwise the new coating will fail with them. We test the existing surface during inspection and tell you whether removal is needed.

Some dust will settle on any roof, especially in Punjab. Quality coatings shed dirt better than ordinary paint, and occasional cleaning before summer restores most of the brightness. Keeping the surface clean helps the coating continue reflecting heat effectively.

Yes, but metal needs a different system, with a rust-inhibiting primer and a coating designed for strong adhesion and large thermal movement. We use suitable products for sheds, factories and warehouse roofs.

Light foot traffic is usually possible once the coating is dry, but full curing takes longer depending on temperature and humidity. We tell you the safe timing on site and recommend avoiding heavy use or water exposure until the coating has cured.
