In most Pakistani cities the roof is the single biggest source of heat inside a house or building. A flat RCC slab sits under direct sun for ten to twelve hours a day from May to September, and by mid-afternoon its surface can climb well above 60°C. That stored heat does not disappear at sunset. It keeps radiating downward into the rooms below until late at night, which is why top-floor bedrooms feel hottest exactly when families are trying to sleep. Roof heatproofing breaks this cycle by reflecting sunlight before it is absorbed and by slowing the heat that does get into the slab. Wellcool designs heatproofing systems for houses, plazas, schools, factories and sheds, choosing materials that suit the roof type, how the roof is used and the local climate of each city.
Our approach is practical rather than cosmetic. We inspect the roof, check for cracks, old coatings, ponding and leakage, and then recommend a system that actually suits your building: a reflective heat-resistant coating, an insulation layer under a protective screed, or a combined system that also waterproofs the roof before the monsoon. The goal is simple – a cooler home, lower electricity use and a roof that lasts longer under Pakistan’s harsh sun.
Heat reaches the inside of a building through the roof in three ways. Sunlight hits the surface and is absorbed as heat; that heat then conducts slowly through the concrete slab; and finally the hot ceiling radiates warmth into the room below. A bare grey slab absorbs most of the sunlight that falls on it, and the thick concrete acts like a battery, storing heat during the day and releasing it at night. Roof heatproofing tackles the first two stages. A reflective coating sends a large share of solar radiation back into the sky so less heat is absorbed in the first place, while an insulation layer adds resistance so that the heat which is absorbed takes much longer to travel through.
The best results usually come from combining both ideas. Reflection deals with the daytime peak, and insulation reduces the slow night-time release. On many Pakistani homes, especially those with thin slabs or no previous treatment, the difference is felt immediately: the ceiling is no longer hot to the touch in the afternoon, fans stop blowing warm air and air conditioners reach their set temperature faster.
Many families accept extreme top-floor heat as normal. These signs show that your roof is absorbing far more heat than it should:
We check the roof first so the system matches your building, not a generic package.
Reflective, elastomeric and insulating products chosen for Pakistani heat.
Cleaning, crack repair and priming done before any top coat.
Systems that can also seal the roof against monsoon leakage.
This is the most common treatment for residential flat roofs. After cleaning and crack filling, a primer is applied followed by two or more coats of white elastomeric heat-reflective coating. The finish reflects a high share of sunlight, stays flexible as the slab expands and contracts, and also acts as a waterproof membrane when applied at the right thickness. It adds almost no weight and is ideal where the roof is already in reasonable condition. Learn more on our heat-resistant roof coating page.
For roofs that need stronger insulation, a layer of rigid foam board (such as extruded polystyrene) or sprayed foam is laid over a waterproofed slab and then protected with a cement screed or tiles. This method significantly slows conduction and is suitable for new construction, roof renovation or roofs where people walk regularly. We assess slab strength and drainage slopes before recommending it. See roof heat insulation for details.
Many Pakistani roofs suffer from both summer heat and monsoon leakage. In a combined system we first repair cracks and seal the roof with a waterproof membrane, then finish with a reflective top coat. One job protects the building in both seasons, avoids applying two incompatible products and saves the cost of separate visits.
Older treatments – traditional mud-and-brick tiling, bitumen layers or cheap white paint – often lose their effect after a few summers. We assess what is already on the roof, remove loose or failed material and apply a fresh compatible system, avoiding the mistake of painting over dust and chalking surfaces.
We measure the roof, check slope, cracks, drains and old layers.
You get a clear system and quotation based on the actual roof.
Dust, moss, loose plaster and failed coatings are removed.
Cracks, joints and parapet corners are filled and sealed.
Primer, base and reflective top coats applied to the right thickness.

Not every white product sold as “heatproofing” performs the same. Cheap lime wash or ordinary emulsion may look white on day one but chalk, crack and turn grey within a season, losing most of its reflectivity. Proper heatproofing coatings are acrylic or elastomeric formulations with reflective pigments that bridge hairline cracks and resist UV breakdown. Insulation boards are chosen for low water absorption and compressive strength, because a soggy insulation layer loses its value. Primers matter too: they help the coating bond to porous concrete so it does not peel in the first monsoon. Wellcool explains which materials are being used on your roof and why, so you understand what you are paying for.
A single-storey house in Multan, a five-storey plaza in Lahore and a metal-roofed warehouse in Faisalabad all need different solutions. Houses usually benefit from a reflective coating or a combined coating and waterproofing system. Commercial buildings with rooftop equipment need walkable, durable systems and careful detailing around AC units and ducts – see commercial building heatproofing. Industrial sheds with steel sheets need coatings and insulation designed for metal, covered on our industrial shed heatproofing page. Open terraces that are used for sitting or drying clothes need a durable finish, explained under terrace heatproofing.
The cost of roof heatproofing depends on the roof itself, which is why we do not quote a fixed rate without seeing it. After inspection you receive a written quotation that clearly lists the work and materials. The main factors are:

A heatproofed roof needs very little care, but a few habits help it last. Keep drains clear so water does not pond. Avoid dragging heavy items, sharp tools or water tanks across the coating. Sweep away dust and leaves before the summer so the white surface stays reflective. If you install solar panels or new AC units later, ask the installer to protect the coating or call us to seal around the new fixings. A quick check after each monsoon catches small problems early.
Roof heatproofing often works best alongside other treatments. If your roof also leaks, see roof waterproofing and roof leakage repair. For the coating itself, read about reflective roof coating and cool roof treatment. Many roofs in Pakistan are “heatproofed” every few years without lasting results, usually because of avoidable mistakes. The most common is applying coating over a dusty, chalky or algae-covered surface; the product looks fine for a few weeks and then peels in sheets. Another is ignoring cracks, so the first heavy monsoon pushes water under the coating and lifts it. Thin application is also widespread: a single coat of cheap white paint simply cannot reflect heat or bridge movement the way two or three proper coats can. Some homeowners add heavy layers of mud, bricks and tiles without checking slab strength or drainage, creating ponding and extra load. Others block roof drains with new layers or seal over existing leaks, trapping moisture in the slab. Wellcool avoids these problems by inspecting first, preparing the surface properly, using compatible materials and applying the coating at the thickness the system actually needs.
The most obvious benefit of roof heatproofing is a cooler home, but the advantages go further. A reflective, flexible coating reduces the daily expansion and contraction of the slab, which is one of the main causes of hairline cracks and plaster damage. Lower roof temperatures also reduce the workload on air conditioners and inverters, so equipment runs less hard during peak hours and load-shedding periods feel more bearable. Rooftop water tanks and pipes get less hot, and solar panels mounted above a cooler surface may operate in slightly better conditions. For landlords and commercial owners, comfortable top floors are easier to rent and keep occupied. In short, heatproofing protects both the people and the structure under the roof.
Heat in Pakistan is not the same everywhere. Southern Punjab cities such as Multan, Bahawalpur and Dera Ghazi Khan face long, dry summers with extreme afternoon peaks, so maximum reflectivity matters most. Lahore, Faisalabad and Gujranwala combine intense heat with humid monsoon months, so the system must also resist water. Peshawar and other KPK cities see hot summers and cooler winters, meaning the coating must handle wide temperature swings. In Islamabad and Rawalpindi, heavy monsoon rain makes waterproofing detail around drains essential. We adjust the materials and detailing to each location.

Roof heatproofing is a treatment applied to the roof to reduce the amount of solar heat that enters a building. It usually combines a reflective coating that bounces sunlight away with, where needed, an insulation layer that slows heat moving through the slab. The result is a cooler ceiling and more comfortable top-floor rooms during Pakistan’s hot summers.
The improvement depends on the slab thickness, existing condition, ventilation and how the rooms are used. Most clients notice that the ceiling is no longer hot to the touch and rooms cool down faster with fans or AC. We avoid promising exact degree figures before inspecting, because every building behaves differently.
A good elastomeric heat-reflective coating applied at the right thickness also provides waterproofing. However, if the roof already has active leaks, wide cracks or damaged drains, those must be repaired first. We often recommend a combined heatproofing and waterproofing system so the roof is protected in both summer and monsoon.
The ideal time is late winter or spring, from February to April, before peak heat arrives and well before the monsoon. Coatings cure well in mild, dry weather. Work can also be done in summer with early-morning application, but we avoid rainy days because wet surfaces affect bonding.
A typical house roof can usually be cleaned, repaired and coated within a few days, depending on area, crack repair needed and drying time between coats. Larger commercial and industrial roofs take longer. We give you a realistic schedule after inspection so you can plan around it.
Yes, normal foot traffic is fine once the coating has cured. Avoid dragging heavy objects, placing sharp metal stands directly on the coating or using the roof as a workshop. For terraces with daily use, we may recommend a more durable finish or a protective tile layer.
