Basement Waterproofing Services in Pakistan – Wellcool

Basements are now common in Pakistani construction. Houses in DHA, Bahria Town and Gulberg, commercial plazas in Islamabad and Rawalpindi, and hospitals, schools and parking structures across Punjab and KPK all use below-ground floors for parking, storage, gyms, offices and living space. The problem is that a basement sits in the soil, surrounded by moisture all year and by rising groundwater during the monsoon. Water does not need a large crack to get in. It travels through porous concrete, cold joints between the slab and the wall, tie-rod holes, pipe sleeves and honeycombed patches left behind during casting. The result is damp walls, peeling paint, white salt deposits, a musty smell, rusting reinforcement and, in the worst cases, standing water on the floor after heavy rain.

Wellcool offers complete basement waterproofing in Pakistan, from new construction where we can treat the outside face of the retaining wall, to existing basements where the only access is from inside. We start with an inspection to find where water is entering and why, then select a system that can resist hydrostatic pressure rather than a decorative coating that simply hides the damp for one season. Our goal is a basement that stays dry through the monsoon, protects the structure and can actually be used.

Why Basements in Pakistan Leak

Most basement leaks in Pakistan are not caused by one big mistake but by a combination of site conditions and construction shortcuts. In Lahore, parts of Islamabad, Gujranwala, Faisalabad and Peshawar, the water table rises noticeably during July and August. Soil around the basement becomes saturated, and water pushes against the walls and floor with real pressure, known as hydrostatic pressure. Concrete is strong but it is not watertight by default. If the mix had too much water, was not vibrated properly, or was not cured for long enough, it contains a network of tiny capillaries that let moisture travel straight through.

The weakest points are usually the joints. The junction between the floor slab and the retaining wall is cast at different times, creating a cold joint that rarely bonds perfectly. Shuttering tie holes, electrical conduits, sewerage and water pipe sleeves, lift pits and sump pits are all openings in the concrete envelope. Backfilling with rubble, poor drainage around the building and rainwater pipes that discharge right next to the foundation make the situation worse. Understanding these causes is the first step to treating them properly.

Signs Your Basement Needs Waterproofing

Basement water problems often start small and are easy to ignore until finishes are ruined. Look for these warning signs:

Positive-Side vs Negative-Side Basement Waterproofing

There are two basic approaches to waterproofing a basement. Positive-side waterproofing is applied to the outside face of the wall, the side where water comes from. This is the ideal method because water pressure pushes the membrane against the wall. It is practical during new construction, before backfilling, when the outer face of the retaining wall is still exposed. Membranes, bituminous coatings and protection boards are used here, followed by careful backfilling and drainage.

Negative-side waterproofing is applied from inside the basement. In most existing houses and plazas in Pakistan, excavating around the building is impossible because of neighbouring structures, boundary walls and roads. In these cases we use systems that can resist water pressure from behind, such as crystalline waterproofing that grows inside the concrete pores, polymer-modified cementitious coatings that bond into the substrate, and injection grouting to stop active leaks. Choosing the right side and the right system is what separates a lasting repair from a coating that blisters off within months.

Our Basement Waterproofing Methods

1. Crystalline Waterproofing

Crystalline products are applied as a slurry to damp, prepared concrete. Their active chemicals react with moisture and free lime in the concrete to form insoluble crystals inside capillaries and hairline cracks. Because the protection becomes part of the concrete itself, it works from the negative side and can tolerate high water pressure. It is one of the most reliable options for existing basement walls, lift pits and floor slabs in Pakistan.

2. Polyurethane and Acrylic Injection Grouting

Where water is actively running through a crack, cold joint or pipe penetration, coatings alone will fail. We drill angled holes along the leak, fix injection packers and pump expanding polyurethane or acrylic resin under pressure. The resin reacts with water, expands and seals the void from within the wall. This stops live leaks so the surface can then be treated with a permanent coating system.

3. Polymer-Modified Cementitious Coatings

Two-component cementitious waterproofing coatings bond strongly to concrete and blockwork and are breathable, which matters in basements where moisture must be managed rather than trapped. They are applied in multiple coats with reinforcing mesh at corners and joints, then protected with plaster or a screed so that finishes can be installed on top.

4. Wall-Floor Joint and Cove Detailing

The joint between the slab and the retaining wall is the most common leak point. We open up the joint, clean it, seal it with fast-setting waterproof mortar or a water-plug compound and form a rounded cove fillet. This fillet is then wrapped with the main waterproofing layer so there is no sharp corner where the membrane can crack.

5. Membrane Systems for New Construction

For new basements where the outer face is accessible, we apply bituminous or polymer membranes to the outside of retaining walls and under the slab, followed by protection boards and proper backfilling. This positive-side approach is the most durable way to keep groundwater out and should be planned before construction starts.

6. Drainage, Sump and Dehumidification Advice

Waterproofing works best when water pressure is reduced. Where suitable, we advise on perimeter drainage, sump pits with pumps, diverting roof drain pipes away from the foundation and improving ventilation so that condensation is not confused with seepage.

Basement Waterproofing for New vs Existing Buildings

If you are building a new house or plaza, the best time to plan basement waterproofing is before the retaining walls are cast. Using waterstops in construction joints, a well-designed concrete mix, external membranes and proper drainage costs far less than repairing a leaking basement later. We can work alongside your contractor at the right stages.

For existing buildings, we focus on internal systems that do not require excavation. Old damp plaster is removed down to the structural wall, the concrete is cleaned and opened up, active leaks are stopped and a pressure-resistant system is applied. Finishes such as plaster, paint or tiles are then reinstated. This approach is suitable for basements in DHA and Bahria Town houses, plaza parking floors, shop basements in markets and hospital service floors.

Basement Waterproofing Cost in Pakistan

We do not quote fixed rates over the phone because basements vary greatly. Two basements of the same size can need completely different treatment depending on water pressure and the condition of the concrete. After inspection we give a written quote. The main factors are:

Dampness vs Condensation: Getting the Diagnosis Right

Not every wet basement wall is caused by groundwater. In Pakistani summers, warm humid air entering a cool basement can condense on walls and floors, especially in July and August when humidity is high. Condensation usually appears evenly across cold surfaces and on metal pipes, while seepage shows up as localised patches, tide marks, salt deposits and wet joints that worsen after rain. During our inspection we look at the pattern, timing and location of moisture so that you pay for the right solution. In many basements both problems exist together, and we address seepage with waterproofing and condensation with ventilation or dehumidification advice.

FREQUENTLY ASKED QUESTIONS

Basement Waterproofing FAQs

Yes. Most existing basements in Pakistan cannot be excavated from outside, so we use negative-side systems such as crystalline waterproofing, polymer-modified cementitious coatings and injection grouting. These are designed to resist water pushing from behind the wall, unlike ordinary paints or sealers that blister and peel when groundwater pressure builds up during the monsoon.

During July and August the water table rises and the soil around your basement becomes saturated. Water then pushes through porous concrete, cold joints and pipe openings. In the dry months the pressure drops, so the walls appear dry. This seasonal pattern is a clear sign that the basement needs proper below-grade waterproofing.

Usually not. Waterproof paints and distempers are made for minor surface moisture, not for hydrostatic pressure. In a basement, water pressure from behind lifts the paint film, causing bubbles and peeling. A lasting solution needs a system that bonds into or becomes part of the concrete, along with treatment of joints and active leaks.

We open the joint, remove weak material and salts, stop any running water with injection or fast-setting water plug, then form a rounded cove with waterproof mortar. The main waterproofing layer is carried over the cove and up the wall so the joint is fully wrapped rather than just filled.

The areas being treated need to be cleared so walls and floors can be prepared properly. We can usually work in sections if you need to keep part of the basement in use, such as a parking area or storage room. Sequencing is agreed during the inspection.

Time depends on area, number of leaks and the finishes required. A small residential basement may take a few days, while large plaza parking floors take longer. Curing time for cementitious and crystalline systems must be respected before plaster, tiles or paint are applied, and we explain the schedule in the proposal.

Yes, and this is the best time. During construction we can treat the outside face of the retaining walls, detail construction joints and pipe sleeves and advise on drainage before backfilling. Planning waterproofing at this stage avoids difficult and disruptive repairs from inside the basement later.
