Cracks are found in almost every building in Pakistan, from new houses in housing societies to older homes in city centres, plazas and factories. Some are fine hairline lines in plaster that are mostly cosmetic. Others run through roof slabs, beams, boundary walls and floors, letting water in and showing that the structure is moving. Our climate is a major cause. Flat RCC roofs heat to extreme temperatures under the 45–50°C summer sun and cool sharply at night, so they expand and contract every single day. Monsoon rain then finds these cracks and soaks into the slab and walls. Poor curing during construction, shrinkage of plaster, settlement of filled ground and vibration from traffic all add to the problem.
Wellcool offers complete crack filling and repair in Pakistan based on a simple principle: every crack has a cause, and the repair must suit that cause. A crack that is still moving needs a flexible sealant that stretches with it, while a crack in sound concrete that has stopped moving can be bonded with epoxy. Cracks leaking water need injection or waterproofing. We inspect, classify and measure cracks, explain what they mean, and repair them so they stay sealed and do not keep reappearing after every season.
Hairline and shrinkage cracks appear in plaster and concrete as they dry and shrink, often in a map-like or random pattern. They are usually shallow but allow water to enter exterior walls and roofs. Thermal cracks are typical on roof slabs, parapets and long boundary walls in Pakistan, caused by daily expansion and contraction in the heat. They often open in summer and close in winter, so they need flexible repairs.
Settlement cracks are diagonal cracks near doors, windows and corners, or stepped cracks in brickwork, that appear when part of a foundation moves. Junction cracks form where different materials meet, such as a brick wall and an RCC column or beam, because they expand differently. Structural cracks are wider cracks in beams, columns or slabs, sometimes with rust stains or displacement. These need assessment by a structural engineer before any filling. Recognising the type determines the right repair.
Not every crack is serious, but these signs mean it should be checked and repaired:
The most common way cracks are repaired in Pakistan is with a mix of cement and sand, or with wall putty before painting. These materials are rigid and shrink as they cure. If the crack is still moving, as most roof and exterior cracks are, the filler cracks again along the same line within weeks or months. Putty also absorbs water, so on exterior surfaces it softens and washes out. A lasting crack repair first determines whether the crack is active or dormant, then uses a material that matches: flexible sealants and elastomeric fillers for moving cracks, epoxy or polymer-modified mortar for stable cracks, and injection resins for deep or leaking ones. The crack is also opened up and cleaned so the filler bonds into sound material, rather than sitting on dust and loose plaster.

For active cracks on roofs, parapets and exterior walls, we cut the crack into a clean V or U groove, remove dust, prime the sides and fill with a flexible polyurethane or hybrid sealant over a backer where needed. The sealant stretches and compresses as the crack moves with temperature, keeping it closed to water.
Where a crack in concrete has stopped moving and the concrete needs to be bonded back together, low-viscosity epoxy is injected through ports fixed along the crack. The epoxy fills the crack to its full depth and bonds the two faces. This is used for dormant cracks in slabs, beams and walls, after structural advice where required.
If water is flowing through a crack, as in basements, tanks and roof slabs during rain, polyurethane resin is injected. It reacts with water and expands to seal the crack, stopping the leak quickly. It remains slightly flexible, which suits cracks that may still move.
Wide cracks, broken edges and spalled areas are rebuilt with polymer-modified repair mortar after cleaning and, where reinforcement is exposed, treating the steel with an anti-corrosion primer. This restores the surface and protects the steel from further rusting.
Hairline and map cracks across larger surfaces, such as roofs and plastered walls, are treated by applying an elastomeric coating with an embedded fibre mesh strip along each crack. This bridges the crack and spreads movement so it does not reflect through the final finish.
Cracks between brick walls and RCC columns or beams are cut open, filled with a flexible filler and covered with a fibre mesh tape embedded in plaster or coating. This accommodates the different movement of the two materials.

Flat RCC roofs in Pakistan are particularly prone to cracking because they take the full force of the sun. Cracks often form near parapet walls, around water tank bases, along construction joints and above beams. Once rain enters these cracks, it reaches the reinforcement and travels across the slab, causing ceiling stains and rust. Crack repair on a roof should always be combined with a waterproofing layer, because sealing individual cracks alone leaves the rest of the slab vulnerable to new ones. We repair each crack with the appropriate method, then recommend roof waterproofing and, where heat is a concern, heatproofing to reduce thermal movement.

Most cracks in Pakistani homes are non-structural and can be repaired by sealing and waterproofing. However, some cracks are signs of deeper problems. Wide cracks in beams or columns, cracks that keep widening, floors that are sloping, walls that are leaning, and large diagonal cracks after an earthquake or nearby excavation should be checked by a qualified structural engineer. We will tell you honestly when we see these signs, and we can carry out the sealing and waterproofing work once any structural repairs recommended by the engineer have been completed.
Before choosing a rigid repair, it helps to know whether a crack is still active. A simple method is to mark the ends of the crack with a pencil line and date, and to place a thin strip of plaster or a tell-tale gauge across it. If the crack grows beyond the marks or the strip breaks over the following weeks, it is still moving. Thermal cracks typically open and close with the seasons, while settlement cracks may grow steadily. Monitoring guides the choice between flexible and rigid materials.
Floor cracks in garages, car porches, courtyards and factory floors are usually caused by shrinkage, thin concrete or poorly compacted ground. We fill them with suitable flexible or rigid fillers and seal joints so water and oil do not penetrate. Long boundary walls often crack at regular intervals because they lack expansion joints, and these cracks are best treated as movement joints with flexible sealant. Cracks in water tanks, basements and pools are treated with injection and waterproofing because they are under water pressure.
Crack repair often goes hand in hand with waterproofing. See roof waterproofing, wall crack repair, leakage and seepage treatment, wall and ceiling waterproofing, basement waterproofing and roof surface repair. To reduce heat-related cracking, read about roof heatproofing.
Islamabad, Rawalpindi, Peshawar and much of northern Pakistan lie in seismically active zones, and even moderate tremors can open new cracks or widen existing ones. In growing cities, deep excavation for basements on neighbouring plots, heavy machinery and pile driving can also cause settlement and vibration cracks in adjacent houses. After such events, it is wise to photograph and record any new cracks with dates. We can inspect them, separate cosmetic plaster cracks from those that need engineering review, and seal and waterproof them once any structural concerns have been addressed, so water does not make the damage worse.
A crack that runs only through the plaster layer behaves differently from one that runs through the brick or concrete behind it. Tapping around the crack helps: hollow sounds suggest plaster that has lost its bond and needs to be cut out and replastered. When the plaster is removed and the crack continues into the masonry or concrete, the repair must treat the substrate first, with injection, stitching or repair mortar, before new plaster is applied. Treating only the surface in this case simply hides the crack until it returns.

Most hairline and shrinkage cracks are not dangerous but can let water in. Cracks that are wide, growing, diagonal from door and window corners, or in beams and columns may indicate structural movement. We assess the crack and will recommend a structural engineer if we see warning signs.
Cement and putty are rigid and shrink as they dry. If the crack is still moving, which is common on roofs and exterior walls in Pakistan, the filler cracks again along the same line. A flexible sealant or crack-bridging system is needed for active cracks.
Roof cracks usually move with daily heating and cooling, so flexible polyurethane or hybrid sealants in a routed groove work best, followed by a waterproofing coating with mesh reinforcement. Sealing cracks alone is not enough; the roof should be waterproofed to protect the whole slab.
Epoxy injection fills and bonds dormant cracks in concrete to their full depth, restoring continuity. It is used on slabs, beams and walls where the crack has stopped moving. For cracks that leak water or may still move, polyurethane injection is usually more suitable.
Yes. Repairing cracks properly before painting is the best way to stop them reappearing through new paint. We open, fill and bridge cracks, then the surface can be primed and painted once the repair has cured.
Mark the crack ends with a pencil and date and check over several weeks, or fix a thin plaster strip across it. If the crack grows or the strip breaks, it is active. Seasonal opening and closing is typical of thermal cracks on roofs and parapets.
Yes. Cracks under water pressure are sealed with injection grouting, then the surface is protected with suitable waterproofing such as crystalline or cementitious systems. This stops both leaks and the water from returning.
