Islamabad, Pakistan’s planned capital, sits at the foot of the Margalla Hills on the Potohar Plateau. Its climate is noticeably different from the plains of central and southern Punjab. Summers are hot, with June temperatures often around 40°C and sometimes higher, but the defining feature is rain. Islamabad receives some of the heaviest rainfall of any major city in Pakistan, much of it during the July–September monsoon, when storms can be intense enough to cause urban flooding in low-lying areas. Winter brings its own rain spells from western disturbances, cold nights that can drop near or below freezing, occasional frost and hailstorms. A roof here faces more water, more often, than almost anywhere else in the country — along with a full cycle of heat and cold.
The city’s buildings are equally varied: double-storey sector houses with large flat roofs, basements and terraces; apartment blocks and towers; commercial plazas in markazes and along the Blue Area; offices and institutional buildings; private housing societies on the city’s edges; and farmhouses and older village homes around the city. Wellcool provides roof waterproofing in Islamabad for all of these, using membrane systems detailed for heavy rainfall, hail impact and thermal movement. We inspect first, explain exactly where water is getting in, and give you a written quote for a system that suits your roof.
Rainfall is the first reason. A roof in Islamabad has to drain large volumes of water in a short time during monsoon storms, and then deal with multi-day spells of steady winter rain. Any weakness — a cracked screed, a joint around a stair room, a poorly sealed outlet — is tested repeatedly through the year. The second reason is temperature range. In summer the roof slab heats up strongly in the sun; in winter, nights can be very cold. That wide swing between seasons, and between day and night, causes concrete, plaster and tiles to expand and contract, gradually opening cracks.
The third reason is design. Many Islamabad houses have complex roofs: several levels, mumty (stair room) structures, terraces, parapets with decorative elements, roof gardens, solar panels and water tanks. Each feature adds joints and edges where water can enter. Finally, hailstorms — which Islamabad experiences from time to time, especially in spring — can damage brittle coatings, chip tiles and crack weak surfaces. A durable system for the capital must be flexible, impact-resistant, carefully detailed at every joint and supported by good drainage.
From sector houses to commercial plazas, these issues come up repeatedly in our Islamabad inspections:
Our Islamabad work covers single and double-storey houses in the city’s sectors and private housing societies, apartments and penthouses with exposed roofs and terraces, commercial plazas and shops in markets, offices, clinics and schools, farmhouses and larger estates on the city’s outskirts, and older homes in surrounding villages. Each type has different priorities. Houses often need careful terrace and mumty detailing. Plazas need large-area systems with robust drainage. Penthouses and apartments require waterproofing that can sit under tiles or decks. Farmhouses may combine flat roofs, sloped roofs and outbuildings that all need attention.
A seamless polyurethane membrane is one of the strongest options for Islamabad’s wet climate. It bonds to concrete, bridges cracks and stays elastic through hot summers and cold winters. With fabric reinforcement at corners, outlets and joints, it creates a continuous barrier even on complex roofs with multiple levels. UV-stable topcoats in light colours add heat reflection for summer.
For roofs in good condition, a high-build acrylic elastomeric coating offers excellent value. It is breathable, reflective and easy to maintain, and suits many residential roofs where heavy foot traffic is not expected.
Many Islamabad homes prefer tiled terraces. In that case the waterproofing must go beneath the tiles, using cementitious or liquid membranes designed for this purpose, with proper slope in the bedding and sealed outlets. Simply sealing tile joints from the top rarely lasts.
Torch-applied or self-adhesive bitumen membranes give thick, robust protection for large commercial and institutional roofs. In Islamabad they must be detailed carefully at upstands and protected with a reflective or protective layer.
For top floors that get hot in June, we can combine waterproofing with insulation or reflective layers. See roof heatproofing and roof heat insulation.
In our experience, most leaks in Islamabad houses do not start in the middle of the roof — they start at edges and transitions. The point where the flat roof meets the mumty wall, the base of parapets, the edges of terraces above living rooms, door thresholds opening onto terraces, and the edges of planters are all places where water collects and where different materials meet. These areas need a proper upstand: the waterproofing must turn up the wall to a sufficient height and be protected so it does not peel away.
Roof gardens and large planters are popular in Islamabad and can be wonderful, but they keep the surface underneath permanently wet and roots can attack weak membranes. For these, we use root-resistant waterproofing with drainage layers and outlets that cannot be blocked by soil. Terrace door thresholds should be raised or detailed with a step and sealed so storm water cannot run inside. Getting these details right is the difference between a dry house and a recurring leak every monsoon.

The ideal window in Islamabad is from late March to mid-June, after winter rains end and before the monsoon arrives. Surfaces are dry, temperatures suit curing, and you are protected before the heaviest storms. October and November, once the monsoon has passed, are also excellent for repairing rainy-season damage before winter rain spells begin. December to February can be cold and wet, which slows curing; we work in dry spells but plan carefully. During the monsoon, we can carry out emergency sealing between storms and schedule the full system for the next dry period.
We do not quote a per-square-foot rate without inspection, because Islamabad roofs vary greatly in size, design and condition. After a site visit, we provide a written quote based on:
Islamabad is a green city, and leaves, seeds and flowers from its many trees end up on roofs and in outlets. Clear outlets regularly, especially before the monsoon and after windy spells. Check terraces after the first big storm to make sure water drains fully. Inspect the roof after hailstorms for chips or damage, and arrange touch-ups early. Do not let planters sit directly on the membrane without protection, and avoid drilling for satellite dishes, lights or solar mounts without proper sealing. In winter, avoid scraping ice or frost with sharp tools. A yearly check in spring keeps small issues from becoming leaks.
Many Islamabad houses have basements and multiple washrooms on upper floors. Not every damp patch comes from the roof. Basements in the capital can face ground moisture, especially during and after the monsoon, while upper-floor washrooms can leak through floor traps and pipe joints. We check these during inspection and can help with basement waterproofing, washroom waterproofing and wall and ceiling waterproofing where needed.

Islamabad’s skyline has changed considerably, with more apartment buildings, mixed-use towers and commercial plazas than ever before. These buildings bring their own waterproofing challenges. Top-floor apartments and penthouses sit directly under large shared roofs, so a leak affects the residents who have often paid the most for their homes. Roofs of plazas carry heavy equipment such as air-conditioning units, generators, water tanks and telecom installations, each with mounting points, cables and pipes that pass through the waterproofing layer. Maintenance staff and technicians walk on these roofs regularly, which wears down weak coatings.
For these roofs, we focus on robust, traffic-resistant systems and careful detailing around every penetration. Equipment pads are sealed, cable and pipe entries are wrapped and reinforced, and walkways can be marked or protected so foot traffic does not damage the membrane. Drainage on large roofs is checked and improved, because a single blocked outlet on a big surface can send hundreds of litres of water toward a weak joint. We also work with building management to schedule work in sections and keep the roof accessible for essential services. See our commercial and industrial waterproofing and commercial building heatproofing pages for more.
On the outskirts of Islamabad, farmhouses and country homes often combine flat RCC roofs with sloped roofs, verandas, gazebos and outbuildings. Sloped roofs with tiles or sheets need sealed ridges, valleys and flashings, while flat sections need full membranes. We look at the whole property and propose a practical plan that protects the main living areas first.

In heavy rain, water rises at edges and thresholds and collects where outlets are slow. If the waterproofing does not turn up the wall properly or the outlet is poorly sealed, water enters at these points. Correct upstand detailing, threshold sealing and better drainage usually solve it.
Proper waterproofing under tiles requires lifting them, because the membrane must go below the bedding. Sealing joints from the top can reduce leaks temporarily, but water usually still enters through cracks. We inspect first and explain when tile removal is necessary and when a top-applied system is suitable.
Brittle coatings can crack in cold weather and chip in hail. We use elastomeric systems that remain flexible at low temperatures and are tough enough to resist normal hail. After unusually severe hailstorms, a quick inspection is still a good idea.
Roof gardens need a root-resistant membrane, a protection layer, a drainage layer and outlets that soil cannot block. Planters should not sit directly on bare coatings. We design the build-up based on how much soil and planting you want, so water drains freely and roots cannot damage the membrane.
Late March to mid-June is ideal, before the monsoon. October and November are also good for repairing rainy-season damage. Winter work is possible in dry spells, but cold and damp slow curing, so we plan more carefully then.
Yes. Many Islamabad houses have basements that take on moisture during the monsoon. We can assess the basement along with the roof and recommend suitable basement waterproofing, so you deal with water from above and below at the same time.
