Commercial buildings in Pakistan carry heavy cooling demands. Shopping plazas in Lahore and Rawalpindi, office blocks in Islamabad’s Blue Area, private schools and colleges, hospitals and clinics, banks, hotels and restaurants all rely on air conditioning to keep customers, staff and patients comfortable through long summers. The top floor of these buildings, and the roof above it, take the full force of the sun. Heat soaking through a large flat roof increases the load on central chillers, VRF systems or dozens of split units, raising electricity costs and making top-floor tenants unhappy. Commercial building heatproofing reduces this heat load at the roof, where it starts.
Commercial roofs are rarely simple. They are often crowded with outdoor AC units, water tanks, lift machine rooms, generators, solar panels, signboards and cable trays, and they may have been patched many times by different contractors. Wellcool plans heatproofing around these realities. We survey the roof, coordinate with building management, repair leaks and failed areas, and install reflective coatings, insulation or combined systems that suit the building and its use, working in phases to keep the building open for business.
In a multi-storey commercial building, the lower floors are shaded by the floors above, but the top floor sits directly under a slab exposed to the sun for most of the day. In summer, this slab can become extremely hot, and the top-floor ceiling turns into a large radiant heater. Top-floor shops, offices and classrooms then need far more cooling than identical spaces on lower floors. Tenants notice higher bills and lower comfort, and in rented buildings this often leads to complaints, lower rents for top-floor units or difficulty finding tenants.
For owner-occupied buildings such as hospitals, schools and corporate offices, the same heat load raises the running cost of central cooling plants and can push equipment toward its limits during heatwaves. Reducing heat gain at the roof is one of the most direct ways to bring down this load.
Building managers commonly report:
Systems suited to crowded, busy commercial roofs.
Phased work, off-hours where needed.
Careful sealing around AC units and penetrations.
One point of contact for management.
For most commercial flat roofs, a primed, multi-coat reflective elastomeric system provides strong heat reduction and waterproofing in one. It is lightweight, quick to apply in phases, and can be carried up AC plinths, parapets and upstands to create a continuous protective layer.
Where top floors are air-conditioned for long hours, insulation boards under a protective screed or pavers provide additional thermal resistance and a durable walking surface for maintenance teams. This suits hospitals, offices and hotels with high comfort requirements.
On roofs with many penetrations, sprayed foam creates a seamless insulating and waterproof layer, sealing around pipes, ducts and stands. A reflective UV-resistant top coat protects the foam and keeps it cool.
Commercial roofs see regular foot traffic from AC technicians, plumbers and solar maintenance staff. We create protected walkways with tougher finishes or pavers so that routine maintenance does not damage the heatproofing system.

Plazas often have many independent shop owners, a management committee and a roof shared by everyone. The roof may carry dozens of split AC outdoor units, each installed by a different technician with its own stand, cable route and drain pipe. Over the years this creates hundreds of small penetrations and damaged spots. Heatproofing a plaza roof therefore involves careful mapping, cleaning up abandoned stands and cables where permitted, sealing every penetration and then applying a continuous reflective system. The result benefits all top-floor shops and helps reduce leakage complaints across the building.
Classrooms on the top floor of school buildings can become extremely hot during May, June and September, when classes are in session. Many schools cannot air-condition every classroom, so reducing roof heat is especially important for students’ comfort and concentration. Work can be scheduled during summer or winter vacations, or on weekends, so that classes are not disturbed. A reflective roof also reduces the need for frequent repainting of ceilings damaged by heat and moisture.
Hospitals and clinics need stable indoor conditions for patients and staff, and many have wards, operation theatres or waiting areas on top floors. They also run 24 hours a day, so work must be carefully planned to avoid noise, odours and disruption. We select low-odour, water-based systems where suitable, isolate work zones and coordinate closely with administration to keep critical areas unaffected.
Corporate offices, bank branches and hotels need presentable, comfortable spaces and dependable cooling. Their roofs often support central plant equipment, signboards and telecom antennas. A combined system of repair, insulation where justified and a reflective finish lowers the heat load on cooling plants and protects the building structure. For hotels with rooftop restaurants or terraces, we can integrate walkable finishes – see terrace heatproofing.
AC outdoor units sitting directly on the roof can damage coatings and create ponding where their drain water collects. As part of commercial heatproofing, we can recommend raising units on proper stands, routing condensate drains to outlets and sealing all fixings. Generators, water tanks and lift rooms receive similar attention. Organising rooftop equipment improves the life of the heatproofing system and makes maintenance easier for everyone.
Costs depend on the building and the chosen system, so we quote after a site survey. Key factors include:

Commercial heatproofing delivers value to everyone in the building:
Commercial buildings stay open during our work. We agree on access routes for workers and materials, use lifts or stairs at times that do not inconvenience customers, protect common areas, and keep the roof tidy at the end of each day. If odour-sensitive spaces are below, we choose suitable materials and ventilation. Clear notices to tenants help everyone know what to expect.
Many commercial buildings have a cycle of quick patch repairs that never solve the underlying problem. A planned heatproofing project replaces this cycle with a coherent system and a simple maintenance schedule. We recommend annual inspections, especially before summer and before the monsoon, and prompt repair of any damage caused by equipment installations. This approach protects the investment and keeps the building comfortable for years.
See commercial and industrial waterproofing for leakage, factory roof heat insulation for industrial buildings, and roof maintenance services for ongoing care. Compare surface options on reflective roof coating and cool roof treatment. For walls, explore exterior wall protection.
On many commercial roofs we find layer upon layer of patches: bitumen around one AC stand, cement around another, a strip of membrane along a parapet and a coat of white paint over part of the slab. Each repair was done in a hurry to stop a complaint, but none of them work together. Different materials expand at different rates under the sun, joints between them crack, and water travels under the patches to appear somewhere else. Meanwhile the roof as a whole keeps absorbing heat. A planned heatproofing project starts by removing loose and incompatible patches, repairing the slab properly and then installing a single compatible system across the whole roof. This is usually more economical over time than repeatedly paying for small repairs that never solve the problem.
Many commercial buildings are installing rooftop solar systems to reduce electricity costs. The best time to heatproof is before panels are installed, because the roof under the panels becomes difficult to reach later. If panels are already installed, we treat open areas fully and work carefully around frames, sealing every fixing. Solar panels themselves provide some shade, but the exposed areas between rows still need treatment. Coordinating heatproofing with solar installation protects both investments.
Large halls with wide single-storey roofs, such as mosques, community centres and marquees with RCC roofs, gather enormous heat during summer days, and gatherings often take place in the evening when stored heat is released. Heatproofing these roofs makes prayer halls and event spaces noticeably more comfortable and reduces the load on large AC systems and fans. We can schedule work around prayer times and event bookings.

While the roof is usually the biggest source of heat on the top floor, sun-facing walls and large glass facades also contribute, especially in modern office buildings. Reflective coatings on exposed parapets and west-facing walls reduce heat build-up, and solar control films or external shading can help with glass. During our survey we can point out these additional heat sources so building owners can plan a complete approach. Combining roof heatproofing with simple wall and glazing measures produces the most comfortable top floors and the lowest cooling demand for the building as a whole.
Our team explains each recommendation in plain terms, gives building management a clear written scope, and remains available after handover to answer questions or inspect any area of concern before the next summer or monsoon season.

It is the treatment of roofs on plazas, offices, schools, hospitals and similar buildings to reduce heat entering top floors. It typically includes leak and surface repair, sealing around rooftop equipment, and reflective coatings, insulation or combined systems.
Yes. We phase the work, agree timings with building management, protect common areas and keep disruption to a minimum. For sensitive buildings such as hospitals, we select suitable materials and schedules.
Yes. We map and seal around each unit and penetration, recommend proper stands and drain routing where needed, and apply the system continuously around equipment. Crowded roofs need careful detailing, which is part of our process.
Reducing roof heat gain lowers the cooling load on top floors, which can help reduce energy use. Actual savings depend on building design, occupancy and cooling equipment, so we do not promise specific figures without detailed data.
Yes. Leak repair is always done before or as part of heatproofing. Many of our commercial systems provide both heat reduction and waterproofing in one project.
We work with the management committee or a nominated representative, agree on the scope for shared roof areas, and coordinate access with shop owners whose equipment is on the roof.
