Few things are as frustrating for a homeowner as a leak that keeps coming back. In Pakistan, families often spend money repeatedly on plumbers, masons and painters, each fixing what they can see, yet the stain reappears after the next rain or the wall stays wet through the year. The reason is simple: leakage and seepage rarely appear where the water actually enters. Water travels along slabs, through cracks, inside wall cavities and around pipes before it shows up as a drip, a damp patch or peeling paint. Treating the visible spot without finding the source is the main reason so many repairs fail.
Wellcool offers structured leakage and seepage treatment in Pakistan. We begin with an investigation that looks at the pattern, timing and location of the leak, checks the roof, terrace, bathrooms, kitchens, tanks and plumbing lines around the affected area, and uses simple tests to confirm the source. Once it is found, we choose the right fix, from sealing a pipe joint or injecting a crack to waterproofing a bathroom or roof. Then we restore the damaged area so it can be finished and used again.
Leakage usually refers to water escaping or entering through a defined opening, such as a cracked pipe, a failed joint, a gap around a drain or a crack in a roof slab. It often produces drips, wet spots that appear quickly and a clear link to an event, such as rain, using a shower or filling a tank. Seepage is slower water movement through porous materials like brick, plaster and concrete. It shows as spreading damp patches, salts and peeling paint, often without visible drips, and may persist for weeks after rain.
In practice, many buildings in Pakistan have both. A slow leak from a concealed pipe can soak into the wall and spread as seepage across a large area. A roof leak at one crack can seep across the slab and appear several feet away. Understanding which type you are dealing with helps narrow down the cause and choose the right treatment.
During inspections, we most often find water coming from these sources:
Our investigation is methodical. First, we ask when the leak appears: only in rain, all year, after using a particular bathroom, or when the tank is filled. This timing often points directly to the cause. Next, we map the affected area and inspect everything above and beside it, including the roof or terrace, bathrooms on the floor above, kitchen and laundry areas, tank locations and pipe routes. We look for cracks, ponding, failed grout, rusted pipe fittings and damp trails.
We then use practical tests. A pressure test on water lines shows whether a concealed pipe is leaking. Flooding a bathroom floor or terrace with water for a set time while watching the ceiling below can confirm whether it is the source. Running water through drains one at a time helps isolate a leaking waste or rainwater pipe. Moisture readings over a wall show whether damp is concentrated at the base, which suggests rising damp, or around fixtures, which suggests plumbing. Combining these clues allows us to recommend a repair that addresses the cause rather than the symptom.

For water running through cracks in concrete slabs, walls, basements and tanks, we drill angled holes to intersect the crack, fix packers and inject hydrophobic or hydrophilic polyurethane resin. The resin reacts with water, expands into the crack and seals it from inside. This stops active leaks quickly with minimal breaking of finishes.
Once a pressure test confirms a leaking water line, we open the wall at the most likely point, repair or replace the faulty joint or section of pipe and test again before closing. Where old GI pipes are badly corroded throughout, we advise on rerouting or replacing the line so leaks do not keep appearing at new joints.
Bathroom and kitchen leaks are treated by regrouting with epoxy or polymer grout, sealing around floor traps, taps and fixtures, and applying a waterproofing membrane where tiles are removed. This stops water from showers and sinks soaking into slabs and walls.
When the source is a roof or terrace, we repair cracks, rebuild drain outlets and parapet joints and apply a suitable waterproofing system over the affected area or the entire surface depending on its condition.
For walls and slabs where water seeps through porous material, we apply crystalline or polymer-modified cementitious coatings that reduce permeability, together with salt-resistant replastering on walls. Where rising damp is present, a chemical damp-proof course may be injected.
After the source is stopped and the area has dried, we repair stained and damaged plaster, treat any exposed rusted reinforcement, and prepare the surface for paint or tiles so the room looks finished again.

In flats and plazas, leaks often cross ownership lines. Water from a bathroom in the apartment above appears on your ceiling, or a shared drainage stack inside a shaft leaks into several units. These situations need careful investigation and cooperation between neighbours or building management. We can document the source with photos and simple test results so that the responsible area can be repaired, and we can carry out the waterproofing in the source unit as well as the restoration in the affected unit, with consent from both parties.
We provide a quote once the source is identified. The cost depends on:

A small damp patch might seem harmless, but water inside a structure causes progressive damage. Steel reinforcement in slabs and beams rusts and expands, cracking the surrounding concrete. Brick and plaster weaken as salts crystallise inside them. Electrical wiring in damp walls can short-circuit, which is a real safety risk. Wooden doors, cabinets and flooring swell and rot. Mould spreads and affects indoor air. And the longer a leak continues, the larger the area that has to be opened and restored. Early investigation and treatment almost always costs less than waiting.
Leaks that only appear during the monsoon, from late June to September, usually point to the building envelope: roofs, terraces, parapets, exterior walls, windows and rainwater pipes. Leaks that continue through the dry months, or appear after using water indoors, are more likely to come from plumbing, bathrooms, kitchens or tanks. Leaks that worsen in the monsoon but never fully dry may involve rising groundwater. Telling us when your leak appears is one of the most useful pieces of information for a fast diagnosis.
Leaks often lead to specific waterproofing work. See roof waterproofing, roof leakage repair, bathroom and washroom waterproofing, wall and ceiling waterproofing, crack filling and repair and dampness and seepage solutions. For tanks, read about water tank waterproofing.
For businesses, a leak is not only a repair problem but also a disruption. Water dripping into a shop can damage stock, a leak in an office can affect computers and records, and seepage in a clinic or school creates hygiene concerns. Commercial buildings in Pakistan often have complex plumbing, rooftop equipment, multiple tenants and shared drainage, which makes tracing a leak harder. We plan investigations and repairs around business hours where possible, protect equipment and stock while working, and keep management informed of findings so that decisions can be made quickly.
Where an extension meets an older structure, or where two buildings stand side by side, there is often a gap or expansion joint. These joints move with temperature and settlement, and rigid fillers like cement mortar crack quickly. Rainwater then runs straight down the joint into rooms and walls on both sides. We clean out the joint, install a backer rod and flexible sealant suited to movement, and cover it with a waterproof flashing or membrane strip on the roof so it remains watertight as the buildings move.

Most repeat leaks happen because the visible spot was treated, not the source. Water often travels before it appears, so patching a ceiling or wall does not stop it. A proper investigation of the roof, bathrooms, pipes and tanks around the area is needed to identify and fix the real entry point.
In many cases, yes. Timing, visual inspection, moisture readings, pressure tests and flood tests can narrow the source considerably. Some opening may still be needed to repair a concealed pipe, but we keep it to the smallest practical area once the likely location has been confirmed.
Signs include damp patches that stay wet even in dry weather, a water meter or tank level that changes with all taps closed, and damp areas following a pipe route. A pressure test on the line confirms it. We then open the wall at the most likely point to repair it.
Injection grouting seals cracks that are actively leaking. Holes are drilled to meet the crack, packers are fitted and a resin is pumped in under pressure. The resin fills the crack and reacts with water to form a seal. It is widely used in basements, tanks and roof slabs.
Long-term seepage can corrode reinforcement, weaken plaster and brickwork, damage electrical wiring and encourage mould. It does not usually cause sudden failure, but the damage accumulates. Treating seepage early limits the repair area and protects the structure.
We can investigate and document the source with photos and test results. With consent from both parties or building management, we can waterproof the source bathroom and restore your ceiling. Without fixing the source, repairs in your flat will not last.
Once the source is stopped, the affected wall or ceiling needs time to dry. Depending on how wet it was and the season, this may take from a couple of weeks to longer. Painting too early traps moisture and causes peeling, so we advise on timing.
