Less solar heat absorbed by the slab
Releases stored heat back to the sky
Concrete and metal roofs
The colour and finish of your roof decide how much of the sun’s energy ends up inside your building. A dark or grey concrete roof absorbs most of the sunlight that strikes it, heating the slab to temperatures far above the air around it. A bright white reflective roof coating does the opposite: it reflects a large share of that sunlight straight back into the sky, so far less heat is absorbed in the first place. On a Pakistani summer afternoon, the difference in surface temperature between a bare roof and a freshly coated reflective roof can be dramatic, and it is felt directly in the rooms below.
Wellcool provides reflective roof coating for homes, apartments, offices, schools, factories and warehouses. We focus on what makes reflective coatings actually work over time: clean, sound surfaces, a strong primer bond, enough coats to build real thickness, and products that resist dust pick-up and UV chalking so the roof stays bright. Our team inspects your roof, explains whether a reflective coating alone is sufficient or whether insulation or waterproofing should be added, and then completes the job neatly with attention to parapets, drains and edges.
Sunlight carries energy in visible light, infrared and ultraviolet. When it strikes a roof, part of it is reflected and the rest is absorbed and converted into heat. Dark or weathered concrete absorbs the majority, so the slab heats up rapidly and passes that heat into the ceiling below. A reflective coating changes the balance. Its white pigments scatter visible and near-infrared light back toward the sky, which means much less energy is absorbed. A good reflective coating also has high thermal emittance, so the small amount of heat it does absorb is radiated outward quickly instead of being stored.
Because less heat enters the slab, the ceiling stays cooler during the afternoon and the building does not carry as much stored heat into the evening. This is especially valuable in Pakistan, where nights during June and July often remain above 30°C and a hot slab keeps rooms uncomfortable long after sunset.
People often confuse reflection and insulation, but they work differently. Reflective coatings stop heat at the surface by preventing absorption. Insulation slows heat once it has already been absorbed, by putting a layer of low-conductivity material between the hot surface and the room. In hot, sunny climates like ours, reflection is usually the most cost-effective first step because it deals with the main source of heat – direct sunlight. Insulation adds further benefit, particularly for rooms that are air-conditioned for long hours. Many buildings benefit from both, and our roof heat insulation page explains the options.
A reflective coating is worth considering if:
We use coatings designed to reflect heat, not just look white.
Clean, dry and primed surfaces for strong adhesion.
Enough thickness for lasting brightness and protection.
We tell you if your roof needs more than a coating.
Our standard system for concrete roofs. A primer is followed by two or more coats of white elastomeric coating. It reflects strongly, stretches with the slab and resists water, giving combined heat and leakage protection on roofs that are in reasonable condition.
For roofs with many cracks or movement at parapets, a polyester or glass fabric is embedded between coats. This reinforcement bridges cracks, adds tear resistance and gives the reflective film a longer service life in places that see heavy expansion and contraction.
Where a roof needs a dedicated waterproof membrane, such as a cementitious or bituminous system, we finish it with a reflective top coat. The membrane handles water, while the top coat keeps it cool and protects it from UV, extending the life of both layers.
On galvanised or painted steel sheets, we use a rust-inhibitive primer and a reflective coating with high adhesion to metal. This can significantly reduce the radiant heat felt under the sheet in workshops, godowns and poultry sheds.
Measure the roof and identify cracks, ponding and old layers.
Recommend the reflective system and share a written quote.
Scrape, clean and dry the surface completely.
Seal cracks, parapet joints and drain outlets.
Apply primer and multiple reflective coats.
Check thickness, edges and finish with you.
The performance of a reflective roof depends on how clean and bright it stays. In much of Punjab, fine dust settles on roofs daily and dust storms can leave a brown film overnight. Over a season this layer reduces reflectance. The good news is that quality coatings resist dirt pick-up and can be cleaned with water and a soft broom. We recommend a simple cleaning before summer starts and again mid-season if the roof becomes visibly dusty. Avoid harsh chemicals or wire brushes, which can damage the film. Every few years, a fresh maintenance coat can restore the roof to near-new reflectance without redoing the full system.
Beyond a cooler top floor, reflective coatings deliver several practical benefits:
Every roof is different, so we quote only after inspection. The main factors that influence the cost are:

Pakistan’s large cities are getting hotter, partly because of dense concrete construction, fewer trees and dark surfaces that absorb heat all day and release it at night. This effect, known as the urban heat island, makes city neighbourhoods noticeably warmer than surrounding countryside. Reflective roofs are one of the simplest ways to push back against it. When many roofs in a street or housing society are coated white, less heat is stored in the built environment, and evenings can become slightly more bearable for everyone. Each reflective roof contributes a little to a cooler neighbourhood, along with direct comfort for the family underneath.
One common myth is that any white paint is a reflective coating. In reality, ordinary emulsions are thin, crack easily and lose their brightness quickly. Another myth is that reflective coatings will make winter unbearably cold. In most of Pakistan, winter sun is weak and short, while summer heat lasts for months, so the yearly benefit is strongly in favour of a cool roof. Some people also believe a coating can fix any leak by itself. A coating can seal hairline cracks, but active leaks, broken drains and structural cracks must be repaired first for the system to work.
The best time to apply a reflective coating is during dry, moderate weather, before the hottest months arrive. Clear the roof of stored items, old furniture and loose bricks before our team arrives, and make sure water tank access and electrical lines are identified. If you plan to install solar panels, tell us in advance so we can coordinate stand locations and seal around fixings. A little planning helps the job finish quickly and neatly, and ensures the coating covers every part of the roof without interruptions.
Reflective coating is one part of Wellcool’s heatproofing range. Compare it with heat-resistant roof coating and cool roof treatment, or see complete roof heatproofing systems. For metal roofs, visit industrial shed heatproofing. If your roof leaks as well, our roof waterproofing and crack filling and repair services can be combined with the coating. The flat middle of a roof is easy to coat; the edges and fixtures are where most reflective coatings fail. Parapet walls meet the slab at a sharp corner that moves with temperature, so we form a smooth fillet and reinforce it before coating up the wall. Drain outlets collect water and debris, so the coating is carried neatly into the outlet and sealed. Pipe penetrations, water tank stands, solar panel bases and AC unit frames all create joints that need flexible sealant and careful brushing rather than quick rolling. By treating these details properly, we keep water out from underneath the coating and prevent the peeling and lifting that often start at the edges of poorly done roofs.
Reflective coatings are especially valuable for single-storey houses and top-floor apartments where bedrooms sit directly under the slab, for families who rely on fans during load-shedding, and for shops and offices with large exposed roofs. Schools and madrassas with hot classrooms, clinics with waiting areas under the roof, and warehouses storing heat-sensitive goods also see clear benefits. In every case, the less heat the roof absorbs, the more comfortable and usable the space below becomes.
Reflective coatings are not limited to the roof slab. Concrete or plastic water tanks sitting in the sun can be coated to keep the stored water cooler for daily use. West-facing external walls and parapets that heat up in the late afternoon can also benefit, because they radiate heat into adjoining rooms well into the evening. We can include these surfaces in the same visit, using products suited to each surface, so your whole rooftop works together to stay cooler.

A reflective roof coating is a bright, usually white coating that reflects a large share of sunlight away from the roof. This reduces how much heat the roof absorbs, keeping the slab and the rooms below cooler. Quality reflective coatings are also flexible and water resistant.
Regular paint is thin and brittle, so it cracks, chalks and turns grey quickly on a hot roof. A reflective roof coating is applied much thicker, stays flexible, resists UV and dirt pick-up, and keeps reflecting heat for far longer. It also adds water resistance that ordinary paint cannot provide.
Dust does reduce reflectance over time, especially in Punjab. However, quality coatings resist dirt build-up and can be cleaned with water and a soft broom. Cleaning before summer keeps the roof bright and the cooling effect strong.
In most Pakistani cities, the summer heat load is far greater than any winter benefit from a dark roof. Winter sun is lower and shorter, so the reduction in winter heat gain is small compared with the large benefit in summer.
Yes. We use primers and coatings specifically designed for steel and galvanised sheets. On metal roofs, reflective coatings can make a noticeable difference to the heat felt inside sheds, warehouses and workshops.
Our elastomeric reflective coatings provide water resistance, but if your roof already has active leakage, damaged drains or wide cracks, those must be repaired first. In some cases we recommend a dedicated waterproof membrane with a reflective top coat.
